COMMERCIAL & RETAIL

Polished Concrete

Polished concrete offers owners, property management, and tenants an easy to maintain, durable, and versatile flooring option. Owners and property managers have a one-time investment  for a long-lasting yet attractive flooring option. In the (unfortunate) event a new tenant prefers a different flooring option, it is easily covered just like a bare slab.

Overall Life Expectancy: 40 Years, or the life of the slab

Reseal/Re-burnish: 7-10 Years, depending on traffic

Grind | Dye & Seal

Stain and seal is another good option for most commercial spaces with low to moderate traffic. The installation cost is comparable to most commercial flooring options, with very low maintenance costs, and much more design possibilities.

Overall Life Expectancy: 10-15 Years, depending on traffic

Strip & Reseal: 3-5 Years, depending on traffic

Acid Stain & Seal

Commercial properties are a good candidate for acid stain and seal. Acid staining has similar characteristics and benefits to a stain and seal with a different look.  The installation costs are a little higher, but maintenance costs are the same.

Overall Life Expectancy: 10-15 Years

Strip & Reseal: 3-5 Years, depending on traffic

INSTITUTIONAL

Institutional facilities include schools and universities, hospitals, and government facilities, among others. These buildings are typically high traffic and require a durable, long-lasting flooring option.

on.

Polished Concrete

Polished concrete is an ideal option for most institutional buildings. It is extremely durable, long-lasting, and easy to maintain. The installation costs are competitive, and maintenance costs over 20+ years are less than half of most other flooring options.

Overall Life Expectancy: 30 Years, or the life of the slab

Reseal/Re-burnish: 5-7 Years, depending on traffic

Grind | Dye & Seal

While dye and seal can be used in an institutional setting and in most cases is a less expensive installed option, we do not recommend it except in very low-traffic areas of the building. Acrylic sealers have lower durability, they usually show traffic patterns, they require weekly waxing in high-traffic, and will need refinishing every few years. It may be a lower upfront cost, but it typically becomes a more expensive flooring option within 5 years.

Overall Life Expectancy: 7-10 Years, depending on traffic

Strip & Reseal: 2-3 Years, depending on traffic

Acid Stain & Seal

While acid stain and seal offers a uniquely decorate option and has a lower installation cost than polished concrete, we do not recommend it except in very low-traffic areas of the building. Acrylic sealers have  lower durability, they usually show traffic patterns, they require weekly waxing in high traffic, and will need refinishing every few years. It may be a lower upfront cost, but it typically becomes a more expensive flooring option within 5 years.

Overall Life Expectancy: 7-10 Years, depending on traffic

Strip & Reseal: 2-3 Years, depending on traffic

Acid Stain & Seal

We typically do not recommend acid staining in industrial settings. Most industrial buildings are primarily utilitarian and owners cannot justify the extra cost to acid stain. A stain and seal is a much better sealed option as installation costs are lower, maintenance costs are similar, and repair and re-staining costs are lower. Polished concrete is the ideal option for industrial settings, however, and allows the same decorative options as stain and seal.

Overall Life Expectancy: 6-9 Years, depending on traffic

Strip & Reseal: 3-5 Years, depending on traffic

Polished Concrete

Polished concrete originated in industrial buildings as an extremely durable, low maintenance flooring option. It also resists tire marks and traffic patterns from vehicles and heavy machinery. Many industrial buildings opt for a sealed floor due to the lower installation cost, but most owners and architects don't realize that a polished floor will actually save them money, usually within 5 years. It is much more durable, and does not require the maintenance a sealed floor does. Polished concrete installation costs are competitive with other flooring options, yet maintenance costs over 20+ years are less than half of most alternatives.

Overall Life Expectancy: 20-30 Years, or the life of the slab

Reseal/Re-burnish: 3-7 Years, depending on traffic

Grind | Dye & Seal

While stain and seal, or simply sealed concrete, can be used in an industrial setting and in most cases is a less expensive installed option, we do not recommend it except in very low-traffic areas of the building. Acrylic sealers have lower durability, they usually show traffic patterns, they require weekly waxing in high-traffic, and will need refinishing every few years. In an industrial setting these maintenance and resealing processes can be disruptive to production and cause downtime. It may be a lower upfront cost, but it typically becomes a more expensive flooring option within 5 years.

Overall Life Expectancy: 6-9 Years, depending on traffic

Strip & Reseal: 2-3 Years, depending on traffic

INDUSTRIAL

Polished Concrete

Most aerospace buildings have the same flooring requirements as industrial buildings. They handle large machinery, vehicle, and aviation traffic, and require a low-maintenance flooring option that won't disrupt production for maintenance or replacement. Polished concrete offers all these benefits. It resists tire marks, and its smooth surface allows for easy movement of large vehicle and equipment.

Overall Life Expectancy: 20-30 Years, or the life of the slab

Reseal/Re-burnish: 3-7 Years, depending on traffic
